Find out how you can book online settlements, or how to manage a discharge or variation request.

Booking your settlement

Digital settlement

Bookings for digital settlements are managed between customer settlement representatives and ANZ via a digital settlement platform.

Non-digital or physical settlement

For Purchase settlements, customer settlement representatives can complete an online booking using the Self-Service portal provided by our settlement agent Dye & Durham, available 24 hours a day, seven days a week.

Use the reference number and Self-Servicing Booking (SSB) Key provided in your Self-Service Booking Invitation and click below to make your booking.

For Release settlements, phone bookings are required.  This service is also available for Purchase settlements (if required).

To help us deliver an efficient and effective settlement function, please adhere to our settlement cut off times.

Discharge and variation request

Use the ANZ Discharge and Variation Authority form (PDF) to provide us with instructions about your loan when one or more of the following apply:

  • A property is being sold
  • A loan is being refinanced
  • A loan has been repaid
  • Closing a term deposit/security linked to a loan
  • Removing a guarantor
  • Requesting a change to a loan and/or security
  • Substitute an existing security for a new security

How it works

Private Banking and Relationship Managed Customers please contact your Relationship Manager for this request.

Step 1 - Complete all sections of the Discharge and Variation Authority (DAVA) Form based on your requirements (Please complete online where possible)

Step 2 - The form must be printed out and signed by all parties to the loan, including guarantors. All parties must wet/physically sign (e-Sign is not currently available for the DAVA).

What you will need

  • Details of all Borrowers, Guarantors (if any) and/or companies
  • Details of loan(s) and security related to this request including any reference numbers (e.g., Accounts, Property Title, PPSR etc.)
  • Details of settlement representative or contact person, if applicable

Production of title

Please use the ANZ Production of Title Request Form (PDF) when requesting ANZ to produce a title at the Land Titles Office. The ANZ Production of Title Request form captures all production/title scenarios including the following:

  • Subdivision
  • Request for Subsequent Mortgage
  • Transfer of ownership/Change of name
  • Deceased Estate
  • Bankruptcy
  • Lease
  • Easement/Covenant
  • Boundary Realignment
  • Resumptions

Process time

  • ANZ requires one business day to create your request once submitted
  • ANZ requires a minimum of 10 business days to process your Discharge and Variation Authority or Production of Title Request Form.

Frequently asked questions

ANZ will attempt to process your request within 10 business days from the date received, provided that all of the correct information and required supporting documents (if any) are submitted. 

The processing time may exceed 10 business days if the required information or supporting documents are missing or if ANZ requires further property valuations, re-assessments and/or additional documents to be signed and returned. 

ANZ will communicate any delays in processing your request directly to you and your nominated representatives or contacts.

Once your request is submitted, ANZ requires one business day to create a case. A confirmation email will be sent containing a reference number. Please quote this reference number if you call ANZ regarding this request. Regular progress updates will be communicated to your settlement representative and/or your additional contacts.

If you no longer require your guarantor’s security property or the financial commitment from your guarantor, it is your responsibility as a borrower to advise your guarantor to complete a separate Discharge and Variation Authority form to be submitted to ANZ.

Unfortunately, for privacy reasons we cannot discharge your guarantor’s security property and your property through the same request.  

ANZ charges fees for the preparation, lodgement and/or settlement of a discharge or variation of a loan or security. These fees and charges will have been quoted in your Letter of Offer or the current fees are outlined in the ‘Fees and Charges’ booklet for your ANZ product. (Available at any ANZ Branch or visit us online.)
